On Thursday the 18th of this current February, about Four o'Clock in the Afternoon, on the Premises, at the King's-Arms, in Desborough, in the County of Northampton.

THAT long-established, good-accustomed INN, very eligibly situated for Business, in DESBOROUGH, in the County of Northampton, known by the Name of the KING'S-ARMS, now in the Tenure of Mr. Richard Heywood: Consisting of a neat Parlour, Kitchen, Pantry, Brewhouse, &c. with good Cellarage; comfortable Lodging Apartments; Stables, Granary, and other useful Out-buildings; with a roomy, convenient Yard, and a pretty Garden; together with a new-built Blacksmith's Shop adjoining.

The above-described House and Premises are Freehold and in substantial Repair.--The very advantageous Situation thereof, on the Great Road leading from Market-Harborough to Huntingdon, &c. with the peculiar Convenience of a Smith's Shop adjoining, cannot fail of securing to it a considerable Part of the Road Custom.

Mr. Heywood, the Tenant, will shew the Premises; and further Particulars may be obtained by applying to Mr. Robert Bond, Attorney at Law, in Leicester.

N.B. This Lot will be Sold ENTIRE, without any Reserve whatever of a Road, &c. or Claim to the Use of the Pump, or to the Yard in which it stands.

Also, A Close of Rich Land, part in Grass, and part in Tillage, in the Lordship of Desborough aforesaid, called the OLDS, containing about Twenty-seven Acres, Statute Measure, in the Occupation of Mr. Francis Kilbourn, the present Proprietor.

This Close, (which for the Conveniency of Purchasers is intended to be Sold in Lots), is Freehold, not Subject to Tythe, or charged with any Payment, except the Land-Tax, and Parish-Dues, which are reasonable. It's Situation also is very eligible for Occupation, as it adjoins the Turnpike-Road, leading from Market-Harborough to Kettering, &c.
